I hope you have had a wonderful summer, and hopefully it’s not quite over yet…

My apologies for leaving you without updates for two months, it has certainly been a busy time for Ottawa real estate, which has been great for business but bad for keeping in touch with all of you!

As always, we will start off this edition with a look at the market stats and analysis of the past two months.

2020 Home Sales Stats

  • 1,622 freehold houses were sold in June and 1,646 were sold in July
  • The average sales price for a freehold house sold in June was $575,623 and in July was $585,084 showing an increase of 14.8% and 20.1% respectively over the same months last year
Home sales outpaced inventory for both June and July! Meaning there was less than one month of inventory on the market at any given time! Of course, listings were added to the market as others were sold, so this is not to say there were ever no homes on the market, but the trend is quite astonishing…

2020 Condo Sales Stats

  • 430 condominiums were sold in June and 543 were sold in July
  • The average sales price for a  condominium sold in June was $360,992 and in July was $357,762 showing an increase of 17.1% and 19.4% respectively over the same months last year.

To sum it all up…

In June 2020, 2,052 residential properties were sold, compared to 2,096 in June 2019, a decrease of 2.1%, whereas in July 2020 there was an increase of 19.1%  in the number of properties sold from 1,838 in July 2019 to 2,189 this year.

There was a clear jump in activity in the market in July, perhaps in relation to COVID protocols being eased and buyers resuming, or even accelerating, their home hunting and purchasing activities.

It took an average of 30 days for properties of all types to sell in June 2020 and 29 days in July, which is 7 days longer and 13 days shorter than these months in 2019 respectively.

Year to date sales of residential properties total 9,914, a 15.2% decline compared to January-July of 2019 while the YTD average price for residential properties is up 15.7% to $560,836 for freehold homes and a whopping 18.2% to $352,847 for condominiums.
